Frequently Asked Questions

Who Does Montlor Work With?

A deliberately small number of clients at a time. Montlor is a private practice, not a volume brokerage: every engagement is bespoke, built around your situation, handled personally and with discretion from the first conversation to the closing table. Our clients tend to value experience, candor, and a real technology and marketing edge, across luxury and residential real estate. We work relationship-first, and we keep the roster small on purpose so it stays that way.

What Regions Do You Serve?

Our home market is North Carolina's Research Triangle: Raleigh, Durham, Chapel Hill, Cary, Apex, and the towns between them, read block by block. That focus sits on more than a decade of work across Colorado and the West Coast before we put down roots here. If your move touches the Triangle, we are the right conversation to start. If it does not, tell us where you are headed and we will point you honestly, often to someone we trust.

What Makes Montlor Different?

Relationship-driven representation, more than a decade of market mastery, film-grade marketing through Horizen, and an AI and software infrastructure built and maintained by Timatsu, our founder's software and AI company, which also serves the other ventures in the family.

How Is AI Used?

As infrastructure, not a gimmick. Our AI analyzes trend and historical performance data and finds synergies across past outcomes, built and maintained by Timatsu, our founder's software and AI company. It supports human judgment; it does not replace it.

What Is Montlor's Background?

Montlor was founded in Denver in 2013, originally as Cloud Real Estate, one of the first cloud-based brokerages in America. Along the way our founder earned the Certified Residential Specialist designation and Million Dollar Guild membership, grew the practice across three regions of the country, and made North Carolina's Research Triangle home, where Montlor is based today.

How Do We Start?

A short conversation. Tell us about your situation through the Contact page or at hello@montlor.com, and you will hear back from our founder directly.

Do You Work With Other Price Points?

Yes, case by case. Montlor is known for luxury, but the process is relationship-first, not price-first. We follow fair housing and equal opportunity in every conversation, and we take clients on where the fit is real. If we are the right partner for your situation, the number on the listing is not what decides it.

How Long Does It Take To Prepare A Listing?

Professional assets come together in a few days. The full pre-listing and coming-soon process wants about a week to do well, and in a pinch we can move in roughly seventy-two hours, though it is better not to rush it. Most of the value in a sale is decided before the home ever hits the market, so we would rather earn that week than lose the return.

How Hands-On Are You In Listing Prep?

Hands-on where it matters. We walk the home with you and give an honest read of what is legitimately worth doing for the best return, and what is not. Contrary to the luxury assumption, staging and big spend are rare. The work is optimizing value against investment, so you put money only where it comes back to you.

Who Is The Ideal Client?

Someone rational, reasonable, coachable, curious, and enjoyable to work with. The best outcomes come from a real partnership, where the client decides and Montlor advises. We bring the market read, the honesty, and the tools; you bring your goals and the final call.
